For the Turnkey Landlord Exit™ program, the property needs to be delivered vacant before the process can move forward. This program is designed for landlords who are ready to sell a rental property that needs repairs, preparation, or a resale strategy after the tenant situation has already been resolved. 

If your rental is still occupied, Stephanie can still review the situation and help you understand what the next step may look like, but the program does not include removing tenants, negotiating with tenants, or managing difficult tenant issues.

Stephanie starts by looking at the property’s condition, location, likely sale paths, owner goals, and budget constraints. From there, every repair is evaluated around one main question: will the market reasonably repay the landlord for this investment? The goal is not to renovate everything. The goal is to focus on the improvements that are most likely to move the outcome forward.

You do. Stephanie evaluates the property, recommends a market-driven scope of work, and explains which improvements may or may not make financial sense. Nothing moves forward until you approve the scope and budget. If conditions change or additional work is recommended, the cost and potential effect on the sale strategy are discussed with you before any material change is approved. 

Contractors are paid in a series of draws as the renovation progresses—not the full amount upfront. Each draw corresponds with a specific phase of completed work, helping keep payments aligned with the project’s progress and approved renovation budget.

However, the property itself must be vacant and located within the Metro Atlanta service area.

Stephanie provides regular updates as the approved work moves forward, including budget information and photos or video when appropriate. Any significant changes, additional expenses, or material decisions are discussed with you before they are approved. 

You will be involved in the decision making process without having to oversee every contractor or repair personally.
